Learning outcomes of course unit

- assess the range of performance and level of quality necessary for efficient real estate management
- critically discuss in-sourcing and outsourcing strategies in real-estate management and prepare 'make-or-buy decisions'
- analyse and assess market structures and market developments in relation to various real-estate management services
- take into consideration various negotiation strategies and assess these strategies on case-by-case basis
- assess various options
- strategically, organisationally and operationally effectively structure and manage service relationships.

course contents

- Legal frameworks and considerations (contract models, public procurement law, commercial responsibility, relevant norms and standards etc.)
- Market environment and market structure of FM / PM and AM services
- Specific contract components (Service Level Agreements (SLA), Key Performance Indicators (KPI), compensation models, bonus-malus systems, open book and partnering approaches etc.)
- Service engineering and alignment (selection, establishment and harmonisation of a service portfolio, determination of the extent of outsourcing/make-or-buy decisions, composition of quality assurance schemes etc.)
- Sourcing management (negotiation procedures, negotiation documents and contract structures, implementation and management of change, service audits and evaluation etc.)
- Service management and quality management
- Reporting and management structures, cost and performance management, management of communication structures and partnering, contractual disputes and escalation management, management of innovation and optimisation culture, risk management
